## How the estimate works

- Pick the address from the list. The more precise it is, the closer the comparables.
- Living area is required. Rooms and year built make the comparison sharper.
- You see the estimated asking price, its range, the gross rental yield and the price-to-rent multiple.

## Methodology

The estimate rests on asking prices of comparable apartments publicly listed for sale in recent weeks. Each comparable is weighted by distance, living area, rooms and construction period; the estimate is the weighted median and the range runs from the 25th to the 75th percentile. Yield and multiple relate that value to the estimated cold rent.
