## How the estimate works

- Pick the address from the list. The more precise it is, the closer the comparables.
- Living area is required. Rooms and year built make the comparison sharper.
- You see the estimated cold rent, the typical range and how many listings it rests on.

## Methodology

The estimate rests on asking rents of comparable apartments publicly listed in recent weeks. Each comparable is weighted by distance, living area, rooms and construction period; the estimate is the weighted median and the range runs from the 25th to the 75th percentile. Where there are too few listings nearby, the search widens step by step up to 20 km. Asking rents show what new lettings ask for, not what running tenancies pay.

An estimate from current asking rents, not a qualified rent index under § 558d BGB and not legal advice. In areas with a rent cap (Mietpreisbremse), new lettings are usually limited to 10% above the local reference rent.
