When browsing listings, you will immediately see the distinction between 'Altbau' (typically built before 1949) and 'Neubau' (modern construction). While Altbau apartments are coveted for their aesthetic charm, they come with hidden costs that every buyer must be aware of.

1. Altbau: Charm but High Maintenance

Altbau properties feature high ceilings, original wooden floorboards (Dielen), and large windows. However, they often lack elevators and have poor insulation. Heating costs can be significantly higher, and you may face unexpected costs for roof repairs or pipe replacements (Sanierungsstau).

2. Neubau: Efficiency and Comfort

New constructions are built to strict energy standards (KfW standards). They almost always include underfloor heating, elevators, and balconies. While the purchase price per square meter is higher, the ongoing monthly costs (Hausgeld) are often lower due to better energy efficiency. Plus, you often have a 5-year warranty from the developer.
