Yes. Your first analysis is complete and free for good, including the tax analysis, comparable listings and the projection. For each one after that you unlock a single analysis, or you analyse without limit with Premium.

InvestBud calculates with German rules: property transfer tax by state, depreciation (AfA) and purchase costs. Each analysis also shows what comparable flats nearby cost and rent for right now.

Navigate to 'New Analysis' from the dashboard or navigation menu. Enter the property details including purchase price, location, rent income, and financing terms. InvestBud will automatically calculate all financial metrics.

InvestBud calculates gross and net rental yield, cash-on-cash return, total ROI, monthly cash flow, closing costs breakdown, annual tax savings through depreciation, and multi-year projections with rent and value appreciation.

Our calculations use standard German real estate investment formulas and up-to-date tax rates. However, results are based on the inputs and assumptions you provide. Actual returns may vary. Always consult a financial advisor before making investment decisions.

You can create several analyses; each is saved to your account and can be opened and edited at any time. A view that shows several properties side by side does not exist yet.

Premium includes unlimited property analyses, export as PDF and Excel, and priority support by email. You can choose monthly (€9.99/month) or yearly (€89.99/year) billing.

Yes, new subscribers get a 7-day free trial of Premium features. You can cancel anytime during the trial period without being charged.

With “Cancel contracts here” at the bottom of every page, without signing in, or in your account under “Manage subscription”. The monthly plan ends with the running month, the yearly plan at the end of its first year, and after that one month after you cancel. Until then you keep Premium access.

Payment runs through our payment provider Stripe. You see which payment methods are available at checkout. Your card details go to Stripe, not to us; we do not store them.

All data is sent encrypted (TLS) and stored in an encrypted database on servers in the EU; sign-in runs through Clerk. The details are in our privacy policy.

Premium users can export their analyses as a PDF report and as an Excel file, with all figures and breakdowns, for example to share with a bank or tax adviser.
