Median asking rents from current online listings, as of November 3, 2026.

The estimate rests on asking rents of comparable apartments publicly listed in recent weeks. Each comparable is weighted by distance, living area, rooms and construction period; the estimate is the weighted median and the range runs from the 25th to the 75th percentile. Where there are too few listings nearby, the search widens step by step up to 20 km. Asking rents show what new lettings ask for, not what running tenancies pay.

GlossaryMethodology

How does the rent estimator calculate the cold rent?

It finds apartments currently offered for rent near the address and weights them by how similar they are to yours: distance, living area, rooms and year built. The estimate is the weighted median of those listings.

How accurate is the estimate?

It depends on the data. With many similar listings nearby the range is narrow; with few we show only the range or no figure at all. The estimator cannot see fittings, condition or the flat's position in the building.

What data is used?

Only aggregated asking rents from publicly listed apartments. No individual listing is shown. Your input is not tied to an account and is cached for at most 24 hours so that repeat questions answer faster.

Is this the same as my city's official rent index?

No. A qualified rent index (Mietspiegel) reflects the local reference rent: the rents agreed or changed for comparable flats over the last six years (§ 558 BGB). Rent increases rest on it. Asking rents only show what new lettings ask for right now.
