Once you become a homeowner, you carry full responsibility for the property. If a tile falls from your roof and hits a pedestrian, or if a pipe bursts and floods the basement, you have to pay. That is why having the right insurance portfolio is non-negotiable.

1. Building Insurance (Wohngebäudeversicherung)

This is the most critical one. It covers damage to the structure itself (walls, roof, windows) caused by fire, storm, water, or hail. If you have a mortgage, the bank will MANDATORY require proof of this insurance before paying out the loan. Ensure it includes 'gross negligence' (grobe Fahrlässigkeit).

2. Natural Hazards (Elementarschadenversicherung)

Standard building insurance does NOT cover floods, heavy rain, or earthquakes. Given the recent climate events in Germany, adding 'Elementarschaden' coverage is highly recommended. Many insurers now offer this as an add-on module to the main building policy.
